Resident Update: Smells from resin work

Dear Residents,

Further to yesterday evening's communications about the strong smells from the resin flooring work in the ground floor area of the Eastern Base, I wanted to update you on what's happened since.

What we've done

The contractor and project team met with Environmental Health Officers (EHO), representatives from the DCCS and our consultants to undertake a full review of the situation.

Our Health and Safety Advisor has reviewed the product safety data sheets, which confirm the products are suitable for indoor use and non-toxic in the environment. For the installers, there are risks of respiratory irritation but there is safety guidance for the safe application which has been followed by the operatives applying the product with no ill effects.

However, it's become apparent that the fumes have carried through the building more than anticipated. Additional extraction measures were put in place on Thursday following the EHO visit, which has resulted in the elimination of the smell from the area.

This morning an EHO officer returned to site and conducted a walkabout of the car park, work corridors, podium and back of house areas. During the inspection, no concentrated odours attributable to the resin were detected – only a faint smell in the immediate working area. Ground floor businesses also reported an improvement. The officer has requested that the resin drums be removed from site, which is being arranged for removal by tomorrow.

Next steps

A full report is being produced for the EHO, which we'll share with you in due course. Until this has been reviewed, the contractor will cease all work on the resin flooring.

Basement car park issue

We also understand that resin entered the basement car park this week through some hairline cracks, marking several cars. Neilcott are following up with those affected and will address these concerns individually.
